Winter Weather- How to Prepare
Freezing weather came sooner than expected. Let's prep by doing the followings:

1. Let faucets slowly drip.
2. Set the heater above 60 degrees.
3. Open cabinet doors to allow the heat to reach the pipes.
4. Close off unneeded rooms and place towels or rags in cracks under doors/windows. 
5. Have a flashlight and extra batteries available in case power goes out. 
6. Close outside storage door on your patio/balcony to protect any pipes behind the exterior walls. 
7. Bring your temp-sensitive plants in or cover them. 
8. Please do not leave your dog(s) outside on the patio/balcony.
9. Please check on the elderly and disabled, our community is stronger when we look out for each other.

Reminders:
  • Let faucets near exterior walls drip to prevent freezing water from causing pipes to burst. A stream of water is not necessary.
  • Leave cabinet doors under sinks open.
  • The warm air in your house will help pipes from freezing.
  • Turn on the heat.
  • Set the thermostat to no lower than 60 degrees.
  • Close off unneeded rooms and place towels or rags in cracks under the doors.
  • Have a flashlight and extra batteries available in case power goes out.
  • Protect temperature-sensitive plants by covering or bringing indoors.

  1. Please keep faucets dripping, heat set at 63 or above and leave the cabinet doors open.  Please do not rely on your fireplace to ensure a stable temperature in your unit, as a fireplace alone will not prevent pipes from freezing. 
  2. Please know where your water shut off valve to your building is located.
  3. Please take a proactive approach to prevent freezing pipes.  In the event your pipes do freeze, make sure to put your faucet in the open position, so that when the water does thaw, water can come through the faucet, instead of resulting in a pipe bursting. 
  4. In the event of a hard freeze, there may be hundreds (if not thousands) of properties that may be affected.  During the past catastrophic weather events, plumbers have struggled to meet the demand for repair in a timely fashion, with some owners reportedly waiting days, or even a week for water restoration.  In the event of a catastrophic freeze, water may have to be turned off to the entire property to prevent further damage.  
  5. If you live next to a vacant unit, please let our office know so that we can be sure to contact the owner and remind them of the requirements to prevent frozen pipes.  Owners do always let us know when a unit is vacant.
