Therefore effective immediately, anytime a resident does not immediately clean up after their pet, it will be considered a violation and the unit owner will be fined $50. There will be no exceptions to this rule. For second or subsequent violations, the fines increase incrementally and the owner puts their pet at risk of being permanently removed from the property. Furthermore, this requirement also extends to the vacant lot on the premises, which the Association is responsible to maintain.

Reminders
Be diligent about checking for water leaks around windows, chimneys and appliances. The association will not be held liable for neglect and water damage that may be prevented by regular maintenance and regular property checks. All units are required to be insured as well. Only licensed and insured vendors on roof. They must provide proof of insurance prior to receiving access to new roof locks.

Trash should be securely bagged and placed in one of the dumpsters located on
each side of the property. Trash and trash bags are prohibited on, in, under, or
around entry areas, walkways, patios, or balconies and all common areas. Large
items (furniture, appliances, mattresses, etc.) will not be picked up by the
trash company and should not be left outside the dumpster. Disposal of large
items is the responsibility of the Resident. Liquids must be contained in scaled
containers capable of remaining unbroken and leak-free after being discarded
inside a common trash disposal container.
