Dear Owners:
With all the recently completed and on-going repairs and improvements to the property, the Association must consider ways to protect our investment from needless future damage.
The problem of unauthorized roof access has been a long-standing challenge. The Association has placed locks on the access doors and require proof of liability insurance before access is granted to any HVAC vendor. However, even with these safeguards in place, we continue to see damage to the new roofs with no documentation to the Association in regard to the vendors identity or their insurance. This ends up costing all owners.
To help address these issues, the Board of Directors is implementing the “preferred vendor” system for HVAC issues at the property. What does this mean for Owners?
1) If you have an HVAC issue, you may still use the vendor of your choice. However, the access doors will remain locked, and no access will be granted until the HVAC vendor’s proof of liability insurance is provided to the Veracity office and verified with the insurer. This can take several days to complete. You will be charged a $150.00 roof access fee, which is non-refundable, and includes an inspection of the area once your vendor has completed the project. If any damage was caused, or any trash or debris must be removed, you will be charged for this, as well.
2) If you wish to avoid the access fee and the wait time for insurance verification, we recommend you call the preferred vendor, J’s Heating and Air, at 214-923-0038. This company has been interviewed by the Board of Directors, has already done many HVAC projects at the property and is familiar with the roofs, and the needs of the property. Their insurance is on file, has been verified, and they have a proven track record of excellent service, quick response times and quality work at competitive prices.
We hope this will make HVAC issues more streamlined and less cumbersome for all involved.
